What’s the process for renting out some of my unused garden space?

Step 1: Decide on a location for your marijuana-friendly garden plots.

Start by assessing your garden for unused space. Each property can host a maximum of 2 cannabis-friendly garden plots, measuring 2 meters x 1 meter in area per plot.

Ideally this space should be secluded and not easily accessed or seen from the street, and keep in mind that plenty of direct sunlight is essential.

What kind of space is suitable?

Any outdoor section of the garden is suitable as long as it gets lots of natural sunlight throughout the day. Your PotPlace Occupant will most likely grow their legal cannabis plants in large outdoor pots and containers, so a nice flat area that allows east drainage is best.

What if I rent my property?

If you rent your property under a Residential Tenancy Agreement you can still take part! Call the PotPlace Team on 0416 929 200 or send through your details using the form below and using our Real Estate expertise, we will assess your rental agreement and let you know your options for renting out that unused garden space.

Step 2: We’ll consult with you and draw up a legally binding contract.

After you’ve decided on the space you’d like to rent out to a legal cannabis grower, we’ll work with you to draw up the special Occupancy Agreement and House Rules that make the arrangement legal.

We’ll include important conditions such as the hours allowed for access, any facilities or utilities that are allowed to be used, terms for eviction or termination of the occupancy and any other rules you want to specify in the contract.

Step 2: We’ll consult with you and draw up a legally binding contract.

Is this agreement legally backed?

Yes! Our agreements are specially drafted by our expert legal partners, Chamberlain’s Law Firm, and are fully compliant with all ACT legislation – including the Residential Tenancies Act 1997, the Drugs of Dependence Act 1989 and most importantly the Criminal Code 2002.

Step 3: We’ll start advertising for your marijuana-growing friendly space.

Once the contracts and agreements are drawn up, we’ll begin advertising your designated garden plot to potential renters.

We’ll use our large online following and website to attract the best candidates for your garden – and will give you access to our database of verified occupant profiles to select those you find most suitable.

How will you protect our security and privacy?

We take great care to protect both your privacy as well as your security. By advertising our listings only with general location information while using photos that avoid highlighting distinguising features of the property, we keep your identity protected and hidden from the public at all times – only when you’re ready to invite a candidate to an inspection will your details be shared.

Step 4: Viewings are held until we find a suitable occupant.

By now you should have had a chance to sift through our pool of verified candidates and have shortlisted a few that you’d like to invite to the property for an inspection.

 As part of your subscription, a member of the PotPlace Team will provide a concierge and security service for all viewings, giving you peace of mind on the day.

Step 4: Viewings are held until we find a suitable occupant.

By now you should have had a chance to sift through our pool of verified candidates and have shortlisted a few that you’d like to invite to the property for an inspection.

 As part of your subscription, a member of the PotPlace Team will provide a concierge and security service for all viewings, giving you peace of mind on the day.

Will applicants be screened?

Absolutely. We want to ensure you have the best experience possible, which is why we screen all candidates (including asking for a Criminal Background Check prior to signing of contracts) and provide you with a brief profile of your potential garden occupant before deciding to share your address.

Step 5: Contracts and agreements are signed between all parties.

It’s time for the final and most exciting part of the process, signing the agreement – and collecting your first 2 weeks of rent – from your chosen garden space occupant.

We’ll organize all of the paperwork for you, and will be here to help with all advice throughout the occupancy. If at any time you have a disagreement with your tenant, we will act as mediator on your behalf, all included as part of our low subscription fee.

What kind of support will you provide?

We will provide you with full support each and every step along the way. With access to our 9am to 9pm “Grantor Information & Support Phone Line”, you will have a number to call at any stage of your Occupancy Agreement for advice on dealing with any issues that may arise.
